We biked past this make-over at 365 Dean Street a couple of weeks ago. We couldn’t decide how we felt about it then and still can’t make up our minds. The market has spoken pretty clearly about its price though: The two-family started out asking $2,300,000 last November and it’s now down to $1,389,000, according to StreetEasy. What do you think of the design? Update: A commenter points out that the old price included the vacant lot next door, so not a big price cut after all. GMAP
NorthHeights beat me to it as I was logging in to say that there is no price reduction that would make up for the proximity to No Pork Halal Chinese. The smell of that place alone makes this place inhabitable and the vacant homes around the corner on 4th between Dean and Pacific are used as dumpsters.
IMHO, a renovation with real wood clapboard and window surrounds, and a new wood stoop and cornice, would have been a better improvement. See the two houses to the left in the Google streetview image – nice old frames (albeit one needs a serious paint job).
Plus I can’t believe the broker didn’t mention proximity to the No Pork Halal Kitchen chinese restaurant – a veritable 4th Avenue landmark!

While I don’t doubt that there is still some red-light type of activity going on around here, it is nowhere near as prevalent as 30 years ago. At that time, the corner of Pacific and 4th was a bazaar of prostitution and other illicit activities.
Moreover, while this block still has a few rough patches, I maintain that it has come a LOOOOONNNNGGGG way from where it was. There are 2 new developments on this block that have done well, and a third is on the way.
I walk by this house every weekday, going to and from the subway. The developer did this project pretty quickly. I wouldn’t have chosen the design he did, but it’s certainly a major improvement from what was there before.
In my opinion, Tte stretch of Gowanus encompassing 3rd + 4th avenue from Atlantic to 9th street is going to improve significantly during the next 10 years. It will be pell mell, but an interesting pell mell. You can see it happening. I had pie at Four and Twenty Blackbird on Sunday (great new place) and picked after I picked up one of my kids at Brooklyn Boulders (another great place). Had a beer last week at 4th Avenyue Pub. It was impossible to imagine those kinds of businesses in this area.
This place looks like crap. Seriously.
“and there is still prostitution activity nearby.” always a silver lining with any property.
