From the Forum: Can a Sponsor Alter Common Areas, Mechanicals Without Board Permission?
What can condo owners do when a sponsor renovation affects the building and the sponsor is unwilling to communicate with residents?
A reader lives in a condo and is trying to find out the rules controlling what a sponsor is allowed to do when renovating a unit. The converted brownstone they live in has four units total, one of which is the sponsor unit. After leaving the unit vacant for over a year, the sponsor has started significant renovations which have affected other residents. The sponsor has resisted efforts by the condo board to obtain a schedule of work and has further insisted that they can do whatever they want as a sponsor, including plumbing and air conditioning work that has affected building systems and common areas. The reader questions this and wonders what the sponsor is actually allowed to do in the building. As co-owners of the building, what rights to the residents have?
