An early 20th century garage is a bit too tiny to fit their car so homeowners are trying to think creatively while also keeping in mind the impact on their property value. They would like to open up most of the structure to create a patio and garden while leaving a small portion useable as a storage shed. Would having an intact garage be better for their property value than a garden? What other issues might there be in converting the structure?

Please chime in with your advice.
