With brownstones on Grand Avenue now priced well over $2,000,000, the half a brownstone at No. 337 might at first glance seem to be attractive at its asking price of $995,000. Potential buyers should keep in mind however that, despite efforts to add some traditional detailing, the 1,010-square-foot duplex is located in a townhouse built in 1989 and whose footprint is quite a bit smaller than many of its older neighbors. The result is a price per square foot just shy of $1,000. That seems a bit aggressive to us given the product. What do you think?

Also not sure about the ‘far superior’ label, seems a bit dramatic as it’s literally the next block (which has also had it’s trials)
SS’s isn’t back on the market. The one on the market is a different apt, same building as hers.
If not a 1000psf block today, it will be soon, the way things are going in that area. Agree comparing to a brownstone is difficult as it’s a different type of building. If you had the money to buy a brownstone you probably wouldn’t even be looking at this one. Brownstones aside, similar condos in the area without private outdoor space or parking have gone for 850-900psf, which is not 995k but also not cheap. An A-list celebrity has also purchased on the same block (different building) so who knows maybe it’s a sign of things to come.

who? AG is down near Putnam – and that block of Grand is far superior to this.
and someone here already confirmed that SS bought the condo in the Corridor Gallery bldg for her son – and it’s back on the market anyways.
I love these people that go through these renovations and still leave the f-ing cable line dangling awkwardly out of the middle of the wall, like a $1500/month rental.

I saw this in person yesterday. Garbage. Very low ceilings. Awkward layout. Terrible common spaces.
Price should come down.
