It’s been a while since we checked in with 80 Metropolitan, the 114-unit Steiner Equities project between Kent and Wythe Avenues in Williamsburg. (Disclosure: 80 Met is an advertiser on Brownstoner.) Out the 56 units listed on the Halstead website, 39 are tagged as being in contract already; this is about ten more than were in contract back in May. The remaining 17 units range in price from $425,000 for a 531-square-foot one-bedroom to a $1,665,000 for a 2,057-square-foot three-bedroom.

  1. Wine lover, I agree with ALL of your points. As you pointed out, the key question is what is the right price? We have no idea how much further the real estate market is going to deteriorate….

  2. I agree about the townhouses. This place would be perfect for us if we didn’t already own. The condo i bought is a similar size with a backyard.

The price for the 3 bedroom is $777 psf – which isn’t the worst.

It’s zoned for PS 17 (i think) which is housed in the same bldg as middle school 577 – both are very good.

also, PS 84 is a magnet school nearby which has a terrific Pre-K.

This is a really nice place and wouldn’t need work unlike most townhouses/brownstones. And, it’s close to manhattan.

I don’t know what the psf price should be right now for a place like this. $777 was pretty standard/low a couple months ago.

I actually think family sized apts that are nice like this one will sell. you can buy and stay for the long run. just don’t know the 2009 price point.

  3. The 2,057 square foot 3 bedroom is actually one of their “townhouses”. I checked it out a few weeks ago. We can debate whether its too expensive, whether it should be treated as an apartment or a townhouse, but it’s a pretty interesting concept. It has 3 bedrooms, and a den in the basement. It has a pretty big backyard, comes with an underground parking space adjacent to the unit, plus you get access to all the building amenities (pool, garden, screening room, concierge, etc.). The demensions of the townhouse are narrow (13’9), but I really liked the concept and the finishes.

  4. Kodak moment: Social gathering and somebody asks you how much you paid for your 80 met space. Ummmm $1.6 mil. Now pan over to the recipient of this news’ face. Special!
