This barrel-fronted limestone at 1628 Union Street in south Crown Heights has some nice details and a relatively gentle price.

The catch is that it’s a two-family with a pair of floor-through apartments over a high cellar. So if you need an owner’s duplex or are looking for an original one-family to restore, you can move on.

The property, located between Troy and Schenectady avenues, is currently set up as a two-bedroom unit below and a three-bedroom above. In both cases you’ve got bay-windowed bedrooms in the front and rear with a windowless living room in between.

The space is flexible, though, and no one will stop you if you want to use those living rooms as bedrooms, which is what they were when the house was built sometime around the turn of the last century.

Some of the pretty details include original parquet floors with inlaid borders and a stained-glass transom in the entry, as well as handsome entry doors of glass and wrought iron. There is also an abundance of closets, including two of the walk-in variety.

The two baths and kitchen pictured are renovated, but are no great works of beauty — some upgrading wouldn’t be out of order. The condition looks good generally speaking, and the facade has been given a facelift — the listing offers no word about mechanicals or other matters of overall building shape.

The floor plan shows a third kitchen in the cellar, which might not sit well with a lender, but it’s easy enough to remove.

The square footage of the top two stories adds up to about 2,160. (Whether the cellar could also be used as legal living space is debatable. It would have to be more than 50 percent above grade, for starters.)

In any case, the space is finished, according to the listing, from Brooklyn Bridge broker Ellen Gottlieb, who’ll be showing the place at an open house July 17 (time not specified).

The ask is $1.175 million. Think it’s a good price? Like the place?
