Our Open House Picks from six months ago consist of three multimillion-dollar townhouses in varying states in Park Slope and Fort Greene — plus a budget number selling in Canarsie. They did well, with three sold and one still on the market.
In Park Slope, a three-story brownstone in move-in condition heralded $2.95 million, $300,000 below its $3.25 million ask in February. A legal two-family currently set up as a one-family, the property backed up its multimillion-dollar ask with updated mechanicals, triple bay windows, a triple parlor and the all-important wine cellar.
Our other Park Slope pick, on Carroll Street between 4th and 5th avenues, has similar specs and garnered a similar sale price. A three-story two-family being used as a one-family and also in move-in shape, it lacks the details but still sold for $2.2415 million, $22,500 over its $2.219 million ask.
Our Fort Greene pick, a four-story brownstone at 306 Clermont Avenue, is a bring-your-contractor deal — it needs a full renovation. Despite being full of original details and grand, high-ceilinged spaces, however, it is still on the market, its $2.595 million price now reduced by $100,000 to $2.495 million.
Last up, in Canarsie, we’ve got a decidedly more modest offering with significantly more modest price tag. It’s a two-story, single-family brick townhouse with two bedrooms, two bathrooms and a finished basement. And it’s got something our big-ticket homes don’t: a driveway with parking for two cars. The spot sold in December for $340,000, $9,000 below its $349,000 ask.
