Mixed results for our open house picks from six months ago: Two sold and two are still on the market. The outcome may speak to the importance of not pricing over-ambitiously.

The neo-Grec Bed Stuy offer with plenty of light and a semi-open plan was gone in a flash. It closed in September for a hefty $205,000 over ask.

A contemporary, recently completed two-family in Gowanus close to Boerum Hill is still available, its initial $4,600,000 ask reduced by $650,000. The original price may have been a stretch, considering that much money could buy any number of picture-perfect and historic Park Slope brownstones on choice blocks.

A landmarked Victorian triplex in Crown Heights was priced more reasonably, and was scooped up in September for $125,000 under ask.

The early-20th-century Kensington pick is also lingering on the market, despite low inventory in the neighborhood. First for sale by owner, then listed with RealtyTopia, Corcoran picked up the property in September, and has since decreased its price by 8 percent. It’s now asking $1,495,000.
