Two out of four houses sold, one slightly below ask and one slightly above. A third is in contract.

The grandest of the bunch, the historic Kelley Mansion at 247 Hancock Street, is still on the market at its original ask of $6,000,000.

All in all, a pretty strong showing. We wonder if the Kelley Mansion will find a buyer soon.

  1. the only offers on this property have been around $4M. It needs $2M in work to properly restore it and there is not a $6M market for townhouses in this area, let alone $8M ($6M + $2M in renovations).

    This project has been more about PR for the broker then anything else

  2. Why doesn’t she want it to be a B&B, cultural center, school, or a museum?
    Sometimes that is the best fit for a mansion. Details could still be preserved.

  3. That house will literally never sell with a six in front of it let alone a five. It needs a lot of work to modernize it. The bottom floor, minus the bar itself, needs to be completely gutted. The top floor also needs to be redone. I remember when this house came on the market and the open house was covered on this blog and the listing agent said that they had several near-ask offers. And, here we are six months later with no movement even after being featured on Open House NYC. The agent and the seller need to come back to earth…its not happening.

  4. 6m dollars is a strange amount to spend on a house in that location. The house is nice, but if you have that much money do you want that much house in that part of brooklyn? You’ve got Brooklyn Heights homes, Fort Greene Brownstones, Dumbo Penthouses, Williamsburg TBD’s, etc.. I know that the ppsf and history has value, but that’s making a big buy without proportional upside potential that 6m in another neighborhood would have. Hell you could buy three 2 million dollar town houses in Park slope, and I bet they would each appreciate faster than this 6m dollar house. Not to mention they would be easier to get out of if you wanted to sell.
