Considering it could also buy a top-of-the-line house in perfect, move-in condition in Park Slope on a park block, the ask of $4,650,000 sounds high to us, but what do you think?

Fair point. But for that large of a commission, I’d expect my broker to make the tenants bed before taking pics!
Most potential buyers would probably want to convert this to an owners triplex over a garden rental, which is going to cost a fair amount. I think this is overpriced by $1m. And at this price, I don’t see much money to be made in slicing these into condos.
It’s inexcusable for the broker to have such terrible pics, and only 3 of them for a listing costing this much.
Even the two pictures are ridiculous–excess wiring above the door and can’t be bothered to make the bed.
