  1. A smaller unit on a higher floor recently closed for $1.2MM, so this price shouldnt be a problem, but not sure how much work it needs compared to the one further up which was nicely updated.

  2. a 3/1 went for 3950. Current rental $35sqft or about $4600/mo; I guess it really depends on what you put into it. If you make the finishes really nice you start messing with your roi.

    If you want to make it a rental minimal amount of effort would be put in. Change kitchen layout and add countertops/cabinets so it would be appealing. Tenants are going to ruin all your nice stuff anyway so there would be no point in serious renovation.
