Eight-Story Mixed-Use Building to Replace Part of Crown Heights Brewery

An eight-story mixed-use building is coming to the corner of Dean and Franklin in Crown Heights, on the site of a former brewery. NY YIMBY first spotted new building applications for the 119-unit development at 1036-1042 Dean Street.The ODA Architecture-designed build will have 100,629 square feet total, including 81,880 square feet of residential space and 18,749 square feet of commercial.

Even though the permits were filed for 937 Bergen Street, the new building will replace the three rundown, low-rise structures on the Dean Street side of the property, not the 19th century brick brewery building on Bergen. The corner lot also has 141 feet of frontage on Franklin Avenue, which will perhaps allow the developer to charge rents similar to 341 Eastern Parkway.

Property owner Fabian Friedland tells us the 22,000-square-foot site is in contract with a new developer, and that the sale should close soon. He put the large property up for sale last year for $18,000,000. The 164-year-old Bergen Street brewery building, which is not part of the sale, will eventually be converted to apartments with ground-floor retail.
