There’s more to Dutchess County than the train stations in Rhinebeck, Beacon, and Poughkeepsie. A lot more. In fact, there’s a fair amount of lushness in Dutchess, which extends east of the Hudson River all the way to the Connecticut state line. Furthermore, if you know where to look (think: rural, rural, rural), you can find some good deals on roomy properties with relatively low taxes. Really! Unlike the elusive narwhal, they can be found. Here are few around Dutchess County that are priced in the mid-range, won’t kill you with taxes, and are situated on at least an acre of land.

64 Cold Spring Road, Stanfordville: $264,900

The tiny hamlet of Stanfordville is located in the town of Stanford, right in the middle of Dutchess County. Farmland is abundant, and so are charming abodes, like this cottage that was a stable in a former life. We love the floral landscaping, and the house feels cozy and rustic in all the right places. A creek runs through the property, too. Beds: 3. Baths: 1.5. Square Feet: 1,530. Lot Size: 1 acre. Taxes: $2,746. Distance to Brooklyn: 2 hours, 6 minutes.

286 Stissing Road, Stanford: $299,000

This circa-1890 farmhouse in Stanford has higher taxes than the others we’re looking at today. It is, however, bigger than the others, too, if that’s any consolation. It also comes with two wood stoves, which may help lower heating costs in the winter. The rocking chair porch drew us in, while the kitchen won us over. Beds: 4. Baths: 2. Square Feet: 2,944. Lot Size: 1.42 acres. Taxes: $8,060. Distance from Brooklyn: 2 hours, 8 minutes.

548 Chestnut Ridge Road, Millbrook: $415,000

Although this is the most expensive house on the list today, we did a double-take when we saw the incredibly low taxes. Could this be right, we wondered? Probably not. According to PropertyShark, the taxes are around $5,300, which makes a bit more sense when you consider this 19th century farmhouse is located on 5.5 acres. Still not as high as the Kingston houses we looked at last week, and with a lot more land to boot. Includes a pool and some stunning greenery. Beds: 4. Baths: 2.5. Square Feet: 2,800. Lot Size: 5.5 acres. Taxes: $5,346. Distance to Brooklyn: 1 hour, 58 minutes.

  • I love Dutchess County and spend about a third of my time there.
Your car travel times between cities must be calculated during off peak hours with optimum driving conditions. Recent flooding and frequent accidents can often add anywhere from 30 minutes to 3 hours to your travel time to towns like Millbrook.
