A landmarked, falling-apart house at 476 Washington Avenue in Clinton Hill is for sale for $1.4 million. The property is being marketed as land suitable for a 5,000-square-foot townhouse development, although the listing notes there is currently a structure on the property, a “three story vacant building in need of total gut renovation or tear-down.” It is also an SRO, and the listing promises to deliver a certificate of non-harassment at closing. However, as a story in Fort Greene-Clinton Hill Patch noted, the building is landmarked, so unless it were to fall down, any development would have to restore the original facade and meet with Landmarks approval. Photos in the story show a front window and a large part of the back of the building, where an extension used to be, open. The current owner bought the place in January for $691,000, according to PropertyShark. A tipster tells us she has heard rumors that the previous owner had been spotted tearing holes in the roof, in an apparent attempt to somehow evade Landmarks requirements.
