Ah, it’s been a while since we’ve heard a peep from The Smith, the condo-cum-hotel development at the corner of Smith Street and Atlantic in Boerum Hill that was built by disgraced developer Boymelgreen in the boom times of 2006 to 2007. That’s why this resale on the seventh floor caught our eye when it hit the market last week. The two-bedroom, two-bathroom pad has a lot of space (1,078 square feet) and is well laid out. And each of the three main rooms has a nice big window. The apartment originally sold for $656,771 back in 2008 and is now asking $799,000. Reasonable?

  1. Thanks Brownstoner for picking up my unit as the condo of the day. I would love to get some feedback (good or bad) from readers. My wife and I miss this apartment a lot but we needed more space and had to move. As for parking, we have deeded parking 2 blocks away on dean street.

  2. Brooklynsteve, if anything the price is low, prices in the area have skyrocketed in the past year and newer construction regularly goes for over 1k per sq now, a quick streeteasy search has this as the lowest price 2 bedroom listing availablenin Boerum hill/Cobble Hill right now. And an assessment must be disclosed in the listing so that isn’t the case here. Only odd thing is deeded parking for 79k extra, that building does not have deeded parking as far as I know, it shares a garage with the Nu hotel and the spaces are all monthly so I am curious where the space is located
