In celebration of International Passive House Day this weekend, New York Passive House (or NYPH) opened up under-construction, passive house retrofits around the city to tour. Three were in Brooklyn: a multi-family retrofit at 96 St. Marks Avenue in Prospect Heights, a home at 44 Windsor Place in South Slope, and a retrofit at 258 11th Street in the Slope. We checked out 96 St. Marks Avenue and 258 11th Street. 96 St. Marks is basically a gut job as the building was in bad shape. The four-family retrofit is currently 75 percent complete, but only the second floor unit was open for the tour. The apartment will use triple-paned Rieder windows, which seemed to be the hot topic of the afternoon. Next up was the single-family home on St. Marks Avenue, also a total gut job. We’ve looked at this project before, when construction began over the summer. The home will also feature triple-paned windows and will achieve the “EnerPHit Standard,” which is a passive house standard for old buildings.
