We’re liking this two-bedroom co-op at 85 8th Avenue in Park Slope that just hit the market. The 1,000-square-foot brownstone duplex is one of those places that successfully combines original charm with modern touches. The monthly maintenance seems a touch high at $1,083 given the lack of services, but we won’t be surprised if they get within 10 percent of the $695,000 asking price.

  1. There are two versions of the floorplan for the 2nd floor – the second one is the current layout – with a large master bedroom, and small office/baby room off the master. So its not a true two bedroom. The LR/DR area is tight (disregard the staging using that tiny loveseat in place of a couch), and made more so because of the spiral staircase. The spiral staircase makes it a bitch if you have a kid/baby. Closet space is minimal. Location is great and nice to have outdoor space. Some couple without kids will pick it up for $650K.

  2. I saw this place last Sunday. It is indeed beautiful, but it is not — by any stretch of the imagination — a 2 bedroom. It is a one-bedroom with a tiny alcove. And as others have noted, the maintenance is extremely high for a building with no services whatsoever. (We pay less in a full-service building nearby). The spiral staircase isn’t much of an issue, because you can also walk up the main staircase outside the apartment.

  3. Maintenance is not a tad high at 1047 for 850 sqft without any services. It is a ludicrous, Manhattan-style maintenance. Most walk-ups that size in Park Slope have maintenance charges around $500. The added 500 in this case adds up to an additional 85,000 in mortgage payments (30 yrs. @ 5.125) So the question is would you pay 780,000 for an apartment like this with normal maintenance? No way! Spiral staircase, tiny dining/living area? Very bad deal, says me.
