Fridays at 11am, Brownstoner Upstate brings you a selection of real estate listings within three hours north, and a little bit east or west, of New York City.
As spring begins to finally rear its lovely head, our thoughts turn to places upstate where we can watch the green leaves start to appear on tree-lined streets. The village of Saugerties is a great spot to watch daffodils bloom as you take a walk to grab a burger from the Dutch Ale House, or an iced tea from Inquiring Mind book store after having a browse around the stacks. We rounded up a selection of great properties in or around the village, walking distance to the Saugerties Beach (one of the area’s best kept secrets) and village amenities. Fair warning: Property taxes in the village are a little high. But if you can afford them, it’s definitely worth living there.
According to the listing, 27 2nd Street is currently set up as a mother/daughter, and it includes a studio, walk-up attic and a basement. The lot size is small and typical for the village, just .15 of an acre, but at least it’s fenced. Price: $275,000. Bedrooms: Three. Baths: Two. Square feet: 2,088. Taxes: $5,235.

This circa-1890 farmhouse is a great option for those with elementary school-age kids, since it’s right next door to both Cahill Elementary School and the Saugerties Public Library. It’s on a small but corner lot, has a nice porch, and is a decent size for the price at 1,424 square feet. Bedrooms: Two. Baths: 1.5. Taxes: $4,759.

There’s uphill in Saugerties, and then there’s downhill, next to the Esopus Creek. This one is downhill, about a block from the Saugerties Marina, and you can see the creek from here. Sure, it’s a schlepp to go out to eat or see a movie at the Orpheum, but at least it’s a nice walk uphill. The property comes with a pellet stove on the lower level that, according to the listing, does a decent job of keeping the house warm. Bedrooms: Three. Baths: One. Square feet: 836 (three stories). Taxes: $2843.

If you lived here, you could practically walk out your back door and jump right into the Esopus Creek. The listing says it would make a good bed and breakfast, but we’re a tad skeptical given its 1,122 square-foot size and that it has three bedrooms and three baths. But it comes with furnishings, and it has an outdoor shower on the back deck. Cool! Taxes: $4,469.
