One of our favorite Internet-related activities is opening up a bunch of Brownstoner listings and see what good stuff we can find for cheap. Super cheap. Less than $100,000 cheap. While most of these properties require some level of work to return it to a state of glory, we intentionally chose five-figure houses that already either have glimmers of glory shining through, or have modesty and simplicity to thank for their inexpensive price tags.
The Orange County city of Middletown might not be the most tony of areas, but it happens to boast a healthy number of cheap fixer-uppers with excellent bones and charm to spare. This listing claims it needs little work, and we can definitely see its appeal in the details. At least the roof and porch are new. Beds: 4. Baths: 1 full; 2 half. Square Feet: 1,854. Lot size: .12. Taxes: $4,623. Distance from Brooklyn: 1 hour, 39 mins.

We couldn’t love the exterior of this little Ellenville village Victorian more, but we would most likely turn our attention to sprucing up the stairs (they look a little worn) and updating the kitchen. It’s located just off the main drag in the village, and the lot size is a roughly a residential quarter-acre. Beds: 3. Baths: 1.5. Square Feet: 1,868. Taxes: $3,362. Distance from Brooklyn: 2 hours.

This tiny one bed/one bath cabin is adorable, even though we feel a bit claustrophobic at the thought of cooking in that miniscule kitchen. But we could adapt, because there’s nothing wrong with living tiny. The listing puts the property right on the river in Ossining, but it’s actually about 2 miles inland in a small community on a cul-de-sac. Seller wants cash for it. Beds: 1. Baths: 1. Square Feet: 400. Lot size: .05. Taxes: $1,929. Distance from Brooklyn: 1 hour, 5 mins.

This little woodsy retreat is walking distance to the village of Jeffersonville in Sullivan County and about 10 minutes from the Bethel Woods Performing Arts Center. The pictures make it look like minimal TLC is needed here, but the listing says “As Is”, which almost guarantees the house requires a liberal coating of elbow grease. Still, it’s a two-acre lot, and that stream sells it Beds: 2. Baths: 1. Square Feet: 1,082. Taxes: $2,653. Distance to Brooklyn: 2 hours, 26 mins.
