It is modestly sized, but this early 19th century farmhouse is just one of the buildings on this Saugerties property. An owner can spread out into art studio, barn, and a garage. The house itself still has some hints of its early origins like wide planked floorboards, but has been renovated with some nods to country style. For those who want to move in without a fuss, the house is being sold fully furnished.

The Ulster Country property on the market is located at 8 George Sickle, sometimes spelled Sickles, Road. While in the town of Saugerties, the house is also close to Woodstock and sits almost equidistant from the two town centers. It’s on the corner of New York State Route 212, which has its roots in the old Saugerties and Woodstock Turnpike, the major route between the two towns.

A historic resource survey of Saugerties completed in 2005 identifies the house as the Peter I. Wolven farmstead and dates it to circa 1829. This evaluation seems to pair with the silhouette and style of the farmhouse. The five bay wide dwelling has a central entrance, side gables, and prominent chimneys.

What isn’t consistent is the stucco covered facade. The survey speculates, based on the foundation, that the house is possibly a stone dwelling that was given a stucco finish and a new front porch in the early 20th century.

A quick dig into deed records appears to show the Wolvens connected with the property for decades, including a Luella Wolven who sold the property in 1940. She appears as living on what is now NYS 212 in the 1930 census along with two boarders. Interestingly they were one George Sickles, with an “s”, and wife Margaret.

An old listing from 2021 shows some updates to the dwelling, including the kitchen, were already completed, but more recent work seems to have included renovating bathrooms and painting walls and trim mostly pale colors throughout. Most of the outbuildings were also given a new look with dark gray paint.

The roughly 1,400 square foot house includes three bedrooms and 1.5 baths. Those bedrooms are upstairs while the first floor has a living room, dining room, and kitchen.

The center hall arrangement has the living room on one side and the dining room on the other. Both rooms boast two exposures and those wide planked floorboards.

In the country style kitchen there are dark blue cabinets, an apron sink, and butcher block counters that might need some touchups. Storage includes some glass-fronted cabinets and open shelving. A door leads out to small deck and stairs to the yard.

Upstairs, the bedrooms have the expected low ceilings along with more wood floors and doors and closets with iron hardware. Furnishings are mostly limited to beds and small side tables, practical perhaps for possible use as an Airbnb.

The full bath has a mix of vintage-inspired features, including a console sink, oversized white subway tile, and beadboard paired with a graphic tile floor.

There is laundry, according to the listing, and the house has central air.

The interiors of the outbuildings aren’t shown so it isn’t clear what amenities might be in the art studio or barn. The listing does mention that the just over 1.4 acre property includes a hot tub. The front of the house faces the likely quieter George Sickles Road, but the rear does face the busier NYS 212.

For exploration beyond the property, Opus 40, the environmental sculpture created out of an old quarry, is less than two miles away.

Veronica Newton of Compass has the listing and the property is priced at $735,000.
