Now that school’s out and summer is upon us, our thoughts are turning to our favorite places to swim. One of the best small public beaches in the Catskills, in our opinion, is Belleayre Beach at Pine Hill Lake, Ulster County. While many of the upstate lake beaches have kid-friendly swimming areas that would barely get an adult’s ankles wet, Belleayre Beach is both kid-friendly and adult-friendly, since they have a separate roped-off deep section. They also have a dock that’s fun to jump off. Just down the road a piece lies the village of Margaretville in Delaware County. Margaretville made the news during recent storms and flooding events, which caused damage to many parts of the town. However, if that’s kept you away, you should go visit now. The village looks more beautiful than ever, and business owners appreciate visitors who help bolster the local economy. It’s located less than 15 minutes from Belleayre Beach, so after your swim, take a drive over, enjoy some soft serve, look at some sweet antiques at Binnewater Square, and ogle the great real estate that’s on the market. Here are a few properties to get you started (and it’s always smart to check if they’re in the floodplain).

Need six-plus acres in Margaretville, far away from any chance of rising waters? This contemporary, according to the listing, was gutted then gussied up to match its pretty view. It’s also located on dead-end street, so privacy seems assured. Love that adorable matching shed outside, and the big deck is something we could definitely get used to. Beds: 3. Baths: 2. Square Feet: 1,757. Lot Size: 6.55 acres. Taxes: $7,295.

The listing immediately states that this house is far above the east branch of the Delaware River, which puts it out of harm’s way. The map makes it look like it’s still close enough to enjoy the water, though. The price is good and the interior is nice, but it’s right on the road. Although, we doubt there are going to be traffic jams on Halcottsville Road, located just outside of Margaretville in the hamlet of Halcottsville, which is about equidistant north from Margaretville and Fleischmanns. Beds: 3. Baths: 2. Square Feet: 1,300. Lot Size: .24 acre. Taxes: $5,058.

What a lovely little hideaway, situated on two acres just north of Margaretville. Love the terraced retaining walls, the porch, and the tranquil view. We looked for the “Hidden Waters” referenced in the property’s address, but alas, we found none, which could just mean that they are, indeed, well hidden. Beds: 3. Baths: 1. Square Feet: 1,456. Lot Size: 2 acres. Taxes: $6,047.

Last but certainly not least, this circa-1880 antique house might be our favorite of the bunch. Is it because it includes its own swimming hole? Okay, you found us out. That’s definitely why we love it the best, even though it’s technically much closer to Fleischmanns than Margaretville (it’s in the Margaretville School District). Private swimming holes are hot commodities in the Catskills. Buy this house, tell them you found it on Brownstoner, and then invite us over for a swimming party. We’ll bring hummus. Beds: 4. Baths: 1. Square Feet: 1,396. Lot Size: .51 acre. Taxes: $4,839.
