Fridays at 11, Brownstoner Upstate brings you a selection of properties within three hours north, and a little east or west, of New York City.

The hamlet of Kerhonkson is located in Ulster County along Route 209, situated in the Shawangunk Mountains. Together with Accord, it makes up the town of Rochester, a rural area known for a multitude of outdoor recreational activities. Kerhonkson is beautiful, fascinating, rich in history, and home to a Ukranian resort, Kelder Farm (where Gnome Chomsky resides, above), and one of our favorites, Skate Time 209. It’s also where you’ll find some lovely properties tucked away among the forests and waterways of the Shawangunk Ridge, from multimillion dollar manses to sweet, affordable cottages, like the four we’ll explore today.

In the market for an adult-sized tree house? This one should fit the bill nicely. The primary living area is located on the second floor and opens onto a big balcony for surveying the trees. Includes a wood stove and a master bedroom with its own balcony entrance. The lot size is more than generous. Beds: 2. Baths: 1. Square Feet: 1,352. Lot Size: 3.4 acres. Est. Taxes: $4,130.

The sale on this gorgeous country abode is pending, which made us shed a single tear. But then again, we’re not surprised. The price is good, the French doors are perfect, it includes a screened-in porch, and the lot size is large. Keep your eye on it, though. You never know what will happen. Beds: 2. Baths: 1. Square Feet: 960. Lot Size: 2.46 acres. Est. Taxes: $3,672.

As the cottages shrink, so do the prices. This one is small at 500 square feet, and it’s not even the smallest of the bunch. The high ceilings help make it seem a little less claustrophobic, at least. The use of space is decent (hopefully, you won’t need much counter space for elaborate meals), although the lot size is disappointingly small. A big plot of land would help to offset the diminutive proportions of this cottage. Beds: 1. Baths: 1. Square Feet: 500. Lot Size: .26 acre. Est. Taxes: $1,734.

And here it is, the smallest of the bunch…and we absolutely love it. This cottage is the quintessential tiny house with bunk bed sleeping quarters and just enough room for one person to stand up and turn around. It’s insulated, and the wood stove should easily keep it plenty warm. Includes bunk beds, a cooking area, a fridge (not hooked up yet), and, according to the listing, electric hook up is nearby. Not to be indelicate, but we’re not 100 percent sure what’s up with the facilities, if you catch our drift. Square Feet: 168. Lot Size: .75 acre. Est. Taxes: $764.
