46 Anchorage Road, Germantown: $895,000

Let’s face it: If you’ve ever spent anytime in the Hudson River Valley, chances are, you have a couple of favorite towns that you return to again and again. We certainly do. In fact, we have many favorite towns. They’re our favorite towns for different reasons. Some we like because they’re close to the river. Some we like because they’re walking distance to somewhere. Some we like for the sheer lust we feel towards the houses as we drive down the residential streets. But mostly, it’s that last one. So here’s a sampling of the houses we love in or near our favorite towns in the Hudson Valley.

The hamlet of Germantown in the town of Germantown isn’t the place you come to if you’re looking for a bustling town. That doesn’t mean it lacks in charm. This upper Hudson Valley Columbia County community has a good place to grab a bite (Otto’s Market) and no shortage of attractive properties, such as this Italianate frame house. We wish there were a bit more land involved here, but the interior is truly beautiful, with gorgeous plank floors and brightness galore. And whoa! An indoor pool! Walking distance to the Hudson. Beds: 4. Baths: 3. Square Feet: 4248. Lot Size: .4 acres. Taxes: $5,023. Distance from Brooklyn: 2 hours, 22 minutes.

133 e market st rhinebeck ny
133 East Market Street, Rhinebeck: $399,000

Rhinebeck is no longer a well-kept secret. The Dutchess County village has long been on various lists of places to visit in the Hudson Valley, but there’s a reason for that. Shopping, theater, good food, and comely houses  have been bringing people back to Rhinebeck’s historic streets again and again. And speaking of those historic streets, this Gothic Victorian is a short walk away from village amenities, not to mention the fact that the house itself is so nice to look at and so carefully maintained. How can we resist a sage-green tile backsplash in the kitchen? Beds: 3. Baths: 2. Square Feet: 1,715. Lot Size: .26 acres. Taxes: $7,479. Distance from Brooklyn: 2 hours, 3 minutes.

15 penny lane catskill ny2
15 Penny Lane, Catskill: $125,000

The interior of this two-bedroom cottage is cute enough, but what we really appreciate about it is that it’s located on over 3.5 acres just north of Palenville, one of our favorite little hamlets in all of Greene County. Yes, it’s a bit far from the Hudson River, we admit, but it’s close to some nice swimming holes, not to mention the village of Catskill and Saugerties, two more of our favorite towns. Could make a great weekend getaway. Beds: 2. Baths: 1. Square Feet: 840. Lot Size: 3.64 acres. Taxes: $5,089. Distance from Brooklyn: 2 hours, 16 minutes.

574 hickory bush road rosendale ny
574 Hickory Bush Road, Rosendale: $299,900

For our money, Rosendale is definitely one of the coolest hamlets in all of Ulster County. It’s located in pretty country, and Rosendale has its own art theater, a couple of good eateries, and a street fair every summer. This farmhouse on an acre-and-a-half of land is just a two miles from the hamlet, close enough to enjoy the town but far enough away to enjoy some space. We think the kitchen is as cute as can be. Beds: 2. Baths: 2. Square Feet: 1,400. Lot Size: 1.6 acres. Taxes: $5,514. Distance from Brooklyn: 1 hour, 57 minutes.
