This week, we’re back in the Ulster County hamlet of Accord, looking at more fabulous houses. If you missed last week’s installment of all things Accord, you can find the post here. As with last week, the houses are a hodge podge, and a lovely hodge podge, at that.
For stone house built over 300 years ago, it’s in pristine condition. It’s clearly been lovingly-preserved with some more modern touches here and there, but lots of the old charm kept in tact. Things we like: The old cast iron door hinges, ceiling beams, a giant fireplace/cooking hearth, and an addition that doesn’t completely destroy the circa-1695 character of the home. Property size is over an acre, located just outside of Accord. Beds: 5. Baths: 3. Square Feet: 3,180. Lot Size: 1.27 acres. Est. Taxes: $13,497.

Yep, it’s an old train station from 1902 and renovated in 1993. It’s not necessarily set up to be a single-family residence, but it does have a working bath and a couple of smaller rooms that could be converted into bedrooms. Things we like: It’s a train station…and it comes with ITS OWN CABOOSE. Need we say more? It’s currently zoned for mixed-use, and it’s located in the center of town. Beds: 0. Baths: 1. Square Feet: 2112. Lot Size: 1.25 acres.

Here’s a big, open converted barn on 6 acres with tons of windows, which means lots of natural light coming through. It’s airy, bright, and modern, and it includes a studio space inside the house, but the property also comes with an additional building that could be turned into another studio or guest cottage, or just used for storage. Things we like: The beautiful kitchen, super high ceilings, wood stoves for heating, the structural beams, and the loft bedroom. Beds: 4. Baths: 2.5. Square Feet: 3112. Lot Size: 6 acres. Est. Taxes: $5,124 (both lots together).

We’re not huge fans of the exterior design of the house, but we do love the interior so very much. It’s the wall of windows that won us over, not to mention the spaciousness of it all due to the lofty ceilings. But even more so, we love the location. It’s situated on a cliff, and a staircase attached to a stone ledge in the back leads down to a tucked-away swimming hole on the Sanderskill Creek. Yep. That’s the clincher. Things we like: Tree-top views, a koi pond, and an in-ground pool, just in case the swimming hole is a bit too chilly. Beds: 3. Baths: 2.5. Square Feet: 2448. Lot Size: 1.89 acres. Est. Taxes: $10,153.

Bonus Cottage:
We couldn’t leave Accord without featuring at least one bargain property. This cottage certainly fits the bill. While it is pretty reasonably-priced, it certainly doesn’t skimp on the cuteness both inside and out. The vaulted ceilings add some space to its just-over-1000-square-foot layout, and while the lot size isn’t as large as others we’ve looked at today, it’s still serviceable at over a half-acre, complete with a rustic log fence. Things we like: A living room wood stove to cut down on heating costs, built-in ladder shelves (we’re are SO stealing this idea), and large shade trees in the yard. Beds: 3. Baths: 1. Square Feet: 1192. Lot Size: .66 acre. Est. Taxes: $3,736.
