Do you know the hamlet of Accord (pronounced ACK-ord), located in the town of Rochester in Ulster County? We’ve talked about it before in previous posts, albeit briefly. At first glance, it appears to be like many other quaint hamlets in upstate New York: Lots of historic properties, pretty views of the Catskill Mountains, farm land, and acreage resplendent with greenery. But, Accord is also place that has become wildly popular with weekenders keen on turning old properties into swanky getaways, which has been a bone of contention with some locals around town. So, we suppose, Accord is exactly like many other quaint hamlets in upstate New York, indicative of the two-sided coin of living up here in paradise. Regardless of how folks feel about the influx of “outsiders”, we all have to agree that Accord is home to some seriously stunning properties. In fact, there are so many on the market right now (and, seemingly, always), that we decided to make Accord the subject of a two-parter on Brownstoner Upstate. Let us now revel in the variety of homes, from pricey to completely reasonable, both old and new, as well as new on the inside and old on the outside, that Accord has to offer.
Love it, or hate it? We’ve decided to love it, in spite of its occasional industrial-looking exterior (thank goodness for a splash of color here and there). It’s got a decent open flow on the inside, and we’re not ones to turn up our noses at a big in-ground pool. We also found ourselves strangely beguiled by the Yellow Submarine mural in the rec room/basement. And 13 acres of land is a nice bonus, too. Things we like: Peaked skylights, high ceilings, stainless steel counter tops, spa-like baths. Beds: 4. Baths: 3. Square Feet: 2,629. Lot Size: 12.89 acres. Est. Taxes: $17,734.
Here it is: Your new sprawling art warehouse. What can we say about a 5,000 square foot live/work studio with a kitchen, deck, and amble delivery room? It’s also on an acre of land right in the heart of the hamlet. Things We Like: Um, everything? Beds: 3. Baths: 2. Square Feet: 4,590. Lot Size: 1 acre. Est. Taxes: $6,928.
And here’s our Goldilocks pick of the day. This converted farmhouse is juuuuust right, with a perfect blend of modern features and old-style stuff like beamed ceilings and a farmhouse feel. Property sits on over three acres and includes two additional buildings that need work: A cabin and a barn. Things We Like: Blondy wood floors and trim, deck surveying a lovely yard, extra buildings, and the price. Beds: 3. Baths: 1. Square Feet: 964. Lot Size: 3.24 acres. Est. Taxes: $2,780.
