It’s easy to find stunning properties in upstate New York for a bundle of money. What’s more of a challenge (and more fun, we think) is finding a good-looking property for less than $100,000. Here’s a handful we found that need some TLC, but have apparent potential and interesting design features, some inside, some outside.
There is so much we love about this old brick building located in the Orange County city of Middletown. It’s fairly large, well over 3,000 square feet, and it includes two fire places, 3.5 baths, a balcony, and all sorts of fun details. Of course it needs quite a lot of work, but can you imagine how it could look when completed? Truly stunning, potentially. Beds: 3. Baths: 3.5. Square Feet: 3,292. Lot Size: .17 acre. Est. And now onto something very different from the first property. This is a simple cottage right on the Rondout Creek in the Ulster County hamlet of Accord. It appears quite tidy and turn-key from the photos (except the kitchen, which needs quite a bit of fleshing out), although flood risks are always present when you’re looking at waterfront homes. The lot size is small, less than a half-acre, but at least it’s walking-distance to a couple of places like the local farm market and the wine shop. The taxes seem absurdly low. Beds: 3. Baths: 1. The exterior is a bit of a hodge-podge (we love the stone wall, though), but the interior looks old-fashioned and sweet with wood floors and lots of natural light. Furthermore, this house helped us discover a cute village we weren’t familiar with before: Highland Falls. Located on the Hudson River in Orange County, the village is mere steps from West Point, and it’s got a great looking historical and walkable town center surround by parks. We’re dying to take a drive through it. The house is currently occupied by renters. Beds: 3. Baths: 1.5. Square Feet: 1,300. Lot Size: .12 acre. Est. Taxes: $5,713.
