I dunno, I’m pretty taken by the portrait of Rasputin on the Kensington houses’ sitting room. The eyes follow you around the room.

I assume it’s because the house is almost 400K over where it should sell. Either the sellers don’t want to come down very much, or else the listing price is deterring people from bidding.
(Or possibly an offer was accepted but the deal fell apart because of financing or appraisal problems.)
The listing for the Kensigton house is pretty funny. Zero effort is really giving it too much credit…
The house on St James has been on the market since last Fall. Don’t know why it hasn’t sold yet.

I’m OK with calling it all Flatbush (or Ditmas Park – not accurate, but what the heck). For the boundaries of all the Victorian Flatbush neighborhoods I’ll go along with what MKG says and call the Foster Ave house Midwood Park.

If that house on St. James goes for that price, I am doing a cakewalk down Fulton St. It has shutters, fireplaces and molding, so some details. No pictures of kitchens or baths. It is also way off the comps. Unless there is something I am missing.

Agreed on St. James. Looks really nice, though why these people can’t use a real camera for a $2m listing is beyond me.
