This townhouse at 44 Prospect Place in Park Slope just hit the market and we’re liking what we see. The original details on the parlor floor are particularly impressive, but the renovated portions like the bathrooms are also nicely done. The two-unit house is asking $1,995,000, which isn’t exactly giving it away considering there are only three floors. Think the sellers will get their asking price?

    20+ years ago I lived across from the church. 7th Day Adventist, I believe, so kind of rockin’ on saturdays during the day as I recall. Quiet other times. I imagine that’s still the case, although I don’t know if they are still using loudspeakers.

    A post of mine got lost earlier, but this is the block with the beautiful 4-story Queen Anne that sold for about $2.2-2.3m (dibs and 11217 will remember this as the one where BHO refused to accept comps of the two identical houses next door because asks from other parts of town are more accurate indicators of the market), so this house may be too small by comparison to command that price on this block.

    I bet the two originally looked identical before this poor home was stripped of its splendor.

I concur, lovely home. 11217: I wouldn’t say that it’s too close to Flatbush—I think it’s actually ideally situated and insulated from the cacophony of Flatbush while a <5-min walk to subway, Franny’s, Flatbush Farm, Larder, etc., and shopping on 5th and 7th avenue. And this block is country quiet as well.

    Great curb appeal as well, sweet backyard.

  4. I’d say it’s a bit north of premo North Slope, but personally I like those northern blocks (Prospect Place and St. Marks Place) as they seem really peaceful.

    This is a lovely home (and I love the garden!), but a bit overpriced given the size.
