This two-story (plus English basement) limestone house at 264 78th Street recently hit the market. It’s got nice bones and was recently renovated in a fairly tasteful manner (though not loving those kitchen counters). It’s not a huge house, obviously, but the current owners have kept it a one-family. It’s also a lovely block, with limestones on one side and a bunch of detached houses across the street. The asking price of $979,000 does seem a little aggressive to us.

OOps that’s two blocks from the R train.
I live around the corner so we’ll be neighbors. You can’t beat the location because you are one block from the R train. Maybe that accounts for the price?
One complaint I have heard about this block is the bus. People complain that the bus coming down the block sets off car alarms. I have heard this has been getting better as more of the buses are hybrids now and not so noisy anymore.
I have a distaste for very heavily mottled granite. Or even not so heavily mottled. Like honed granite, but that partly defeats the purpose, the advantage of granite.
But I can’t say there’s anything “wrong” with granite. These things are so individual.
SE shows five BR houses in contract; one 2.5M outlier near Narrows/Shore, the other four surround the HotD. While all are $100-200K cheaper, none are as nice as this one. Probably overpriced, but not by much from the comps.

oh and I’m also seeing 2-bedroom co-ops priced close to 500K. Which boggles my mind.

Also, there’s a one family limestone that needs TLC in the low 70’s for under 700K.

Seems like there’s lots of Bay Ridge listings that are priced too high. Not sure why? And what’s going on.
Similar house; altho a brick; in the low 70’s is listed for $750k….so yeah this is def. too high.
