Here’s the design for the big apartment building that will replace the BP gas station and car wash on a prominent Crown Heights corner, Bedford and Eastern Parkway. As you may recall, developer Adam America bought the property for $32,500,000 in January.
The Issac and Stern-designed building will be rectangular with two setbacks, and clad in a combination of light and dark-colored brick. It will have eight stories, with ground-floor retail space that “meets the intersection at the same acute angle as its somewhat irregular lot,” according to YIMBY, which was the first to publish the renderings. It looks pretty similar to the building planned for the former Fox Savoy Theater site next door, which is also being designed by Issac and Stern.
The Issac and Stern-designed project at 1535 Bedford Avenue will have 133 apartments, 14,669 square feet of ground floor retail and 42 parking spots, as reported earlier this year. The new building will have a street address of 1519 Bedford.

North Williamsburg’s already crowded luxury rental market is getting a new addition at 247 North 7th Street, where 169 rentals will hit the market soon, the New York Daily News reported. The two seven-story buildings between Roebling and Havermeyer streets will have studios, one- and two-bedrooms ranging from $2,575 to $6,700 a month for a penthouse. Amenities include a 13,000-square-foot landscaped courtyard, two roof decks, fitness center, lounge, pet spa and parking.
Developer Adam America successfully resurrected the long-stalled project after acquiring it from Silverstone Property Group in 2013. Permits were first filed nine years ago, and the site sat empty until work began last year.
The story noted that rental inventory in the area increased 18 percent in January, vs. December. But average monthly rents also increased during the same period, so the new inventory doesn’t seem to be depressing asking prices, at least. At the same time, the median price for one-bedrooms condos in the area dropped 6 percent over the year, the story said.

Excavation has begun at the corner of 4th Avenue and 1st Street in Park Slope, where ODA Architecture’s stepped 11-story rental building will eventually rise. This is the prominent corner where a McDonalds was located. It was demolished last year.
As already reported, the Adam America and Slate Property Group-developed project at 275 4th Avenue will have 78 apartments spread across 60,188 square feet, in addition to 4,476 square feet of commercial space and 300 square feet of community space. Amenities at the luxury rental building will include a part-time doorman, tenant lounge, private gym, roof deck and personal storage space.

A Crown Heights gas station and car wash at Bedford Avenue and Eastern Parkway has just sold for the jaw-dropping price of $32,500,000, and is already being dismantled to make way for an eight-story apartment building. Developer Adam America was the buyer of the 24,000-square-foot property at 1525 Bedford Avenue, as The Real Deal was the first to report. The new development will have 133 units spread across 91,337 square feet of residential space, and 20 percent of the apartments will be affordable, according to new building applications filed yesterday. Issac and Stern are the architects of record.
There will also be 14,669 square feet of commercial space, 42 underground parking spots, a gym, roof deck and basketball court, according to broker TerraCRG. The gas station closed last month, and a construction fence went up around the site a few weeks ago. The photo above shows workers taking down the BP sign in December.
Here’s a first look at the rendering for a six-story rental building planned for 120 Union Avenue in Williamsburg’s Broadway Triangle. Aufgang Architects is designing the project, which will have 96 apartments spread across nearly 70,000 square feet, according to new building applications filed in September. Apartments will range from studios to four-bedrooms, and there will be 1,750 square feet of retail and 65 parking spots.
The exterior will be clad in “clay-coat architectural brick in a stacked bond pattern, detailed in break metal,” and the ground floor will feature “cast channel glass cladding and architectural grills, to allow natural ventilation in the first-floor garage and varying views to the interior.” Construction on the $18,500,000 development is expected to finish in January 2016, according to Aufgang.
Slate Property Group, Adam America and Naveh Shuster are the developers, and Meshberg Group will handle the interior design. In September, the three developers paid $15,500,000 for the property, which is home to a two-story car repair shop. They’re also going to build a six- or seven-story building a block away at 100 Union Avenue.

Developer Adam America has released a rendering for its latest project in the Gowanus/Park Slope borderlands along 4th Avenue. The seven-story apartment building at 610 Warren Street will be stucco with large divided windows. We like the top of the building but wish there were a bit more going on at the street level, such as more windows or doors or stores rather than blank walls.
Building design along 4th Avenue has been much criticized for its lack of stores or other features at ground level that would make the area more inviting and pleasant to walk. This building is not directly on the avenue, but just off it, between 3rd and 4th avenues in Gowanus.
New York YIMBY first published the design for the 31-unit development, which has 16 parking spots on the ground floor and 36,000 square feet of residential space. Architects Issac and Stern first filed permits in late September. The property is currently home to a one-story garage and car rental business, and demolition permits have not yet been filed to knock down the garage.

U.S. Developments Group has just filed a new-building application for a 12-story mixed-use building at 269 4th Avenue, on the site of a former auto repair shop. NY YIMBY first spotted the paperwork, which calls for 26 units and 42,100 square feet of space.
The ground floor will have a 2,600-square-foot day care center and a 760-square-foot eating and drinking establishment, according to the Schedule A. There will also be 12 accessory parking spaces, 16 bike storage spots and a roof deck.
The applicant of record is an engineering firm. Next door at 275 4th Avenue developer Adam America is building an 11-story project on the site of a former McDonald’s.
The White Castle in east Williamsburg closed in September, and now we have renderings of the eight-story rental building that will rise in its place at 781 Metropolitan Avenue. New York YIMBY first spotted renderings of the 81-unit development, 20 percent of which will be affordable housing. The building will have 10,000 square feet of retail, a gym, roof deck and bike storage.
Issac and Stern are designing, and Adam America is the developer. The developer paid $6,725,000 for the White Castle in May 2013, which apparently is still standing, abandoned and graffitied, on Metropolitan between Humboldt Street and Graham Avenue, if this Instagram photo from yesterday is any indication. No new building permits have been filed, but a demolition application was filed last month.

Three big developers have snapped up a crumbling Williamsburg factory for $18,300,000, Crain’s reported, paying a near-record price in hopes of building condos on the site. Adam America, Naveh Shuster and Slate Property Group recently bought the large, L-shaped property at 304 North 7th Street. It faces the BQE and has close to 200 feet of frontage on both Meeker Avenue and North 7th Street, for a total of 22,325 square feet.
The final sale price works out to $432 per buildable square foot, for a property that could accommodate up to seven stories and 60,278 square feet of development. The lot last changed hands for $9,450,000 two years ago, meaning that the previous owners flipped it for nearly twice what they paid.
The developers are confident about the condo market, an exec from Slate said. Condos in Williamsburg are relatively scarce, with 256 condos in development versus 3,725 rentals, according to TerraCRG data quoted in Crain’s. TerraCRG brokered the deal.
The development trio is also working on several other projects in Brooklyn, including large developments at 535 4th Avenue, 470 4th Avenue, and 275 4th Avenue, as well as a six-story rental in the Broadway Triangle. And just a block away, Adam America is building two seven-story buildings housing 169 units at 247 North 7th Street.

Developer Adam America has just filed new building applications for its fourth project on the Gowanus/Park Slope border, a seven-story development at 610 Warren Street. As is the case with most of Adam America’s projects, the architects are Issac and Stern. The 70-foot-tall building will house 31 units among 35,756 square feet of residential space, along with 16 ground-floor parking spots and 16 bike storage spaces.
A one-story parking garage with a car rental business currently occupies the 10,000-square-foot lot between 3rd and 4th avenues. It’s worth noting that Adam America doesn’t own the lot, which hasn’t changed hands since 1993. Demolition permits haven’t been filed yet for the garage. The developer is also working on buildings nearby at 275 4th Avenue, 470 4th Avenue and 595 Baltic Street, and six more throughout Brooklyn. GMAP
