With 34 new luxury condominium sales, 99 Hudson Street in Jersey City experienced an extremely strong first quarter of 2019. With occupancy expected in late 2019, the 79-story tower will be New Jersey’s tallest building upon completion and the largest residential building in the country outside Manhattan and Chicago.

Designed by Perkins Eastman, 99 Hudson provides residents the luxury of a fully enclosed drive-through entrance, or porte-cochere, and total protection from the elements. The limestone and glass facade marries traditional and high-end material with a modern, monolithic look. And once crowned by its translucent top, like a lighthouse beacon, the building will announce its towering presence on the Jersey City waterfront.

Comprised of 781 luxury condominium residences, a collection of studio, one-, and two-bedroom homes, the building also includes a limited number of penthouse residences, many with private outdoor space.

Spacious open floor plan layouts feature floor-to-ceiling windows, providing great light and air and maximizing the views of New Jersey, Manhattan, the Hudson River, and the Statue of Liberty. Sophisticated finishes create a high-end aesthetic: oak hardwood floors; kitchens with Quartz countertops and premium Bosch appliances; baths clad in marbled Italian porcelain tiles; imported Italian cabinetry; and an in-home Bosch washer/dryer.

There’s also 65,000 square feet of world-class indoor and outdoor amenities. The decadent porte-cochere leads to the dramatic triple-height lobby, clad in warm welcoming Jura limestone and punctuated by a grand chandelier, and an onyx feature wall finishes the space which will be attended 24 hours a day.

A state-of-the-art, 3,800-square-foot fitness center with a dedicated yoga and Pilates studio is one of the many amenities, while the resident vibe turns social and communal in the many common spaces, including the game room (complete with card tables, pool tables and foosball tables, plus a golf simulator), screening room, children’s playroom and the work cafe.

For the elegant spaces in between fitness and fun, the Club Room offers a library, flat screen television, areas for lounging, dining and entertaining, as well as a demonstration kitchen.

The eighth-floor amenity deck is a breathtaking outdoor space with a 3,000-square-foot swimming pool, private cabanas, lounges in and out of the sun and barbecue areas. Also outside is a playground, dog run and landscaped lawn.

Plus, there’s an exclusive residents-only spa, offering a hot tub, wet and dry lounges, steam room, sauna, showers, a spa terrace and private massage rooms. The building is also grounded by gleaming retail frontage and 7,500 square feet of open space and pedestrian plazas.

Condominiums range up to 2,500 square feet of living space and are currently priced from $557,000 to over $4 million. Initial occupancy is expected for late 2019.
