This charming red brick office building, originally built as a school in 1923, makes a tantalizing adaptive reuse project, given its character and prime location — not to mention its tax-break potential.

Located at 160 Union Street in the Union Street Historic District in Poughkeepsie, N.Y., it’s close to Main Street shops and restaurants, transportation and the Hudson River.

Union Street was the first residential neighborhood to be established in Poughkeepsie, in the early 1700s. The neighborhood became a national historic district in the mid-1970s — and 160 Union Street is the capstone of the Union Street Historic District.

It’s a unique opportunity to develop apartments, condominiums, commercial space or a mixed-use property at costs significantly lower than in the New York City market. Local leaders are eager to see a successful project developed, given the property’s highly visible and prominent location at the entranceway to Poughkeepsie directly off the Mid-Hudson Bridge.

The four-story, 31,000 square foot building is located 75 miles north of Manhattan. In the 1970s, Fallkill Properties acquired it as part of their portfolio of commercial and residential holdings in the Union Street Historic District.

It was gutted and repurposed in 1983 into a Class A commercial space for a new HMO featuring state-of-the-art medical suites and administrative offices. Kaiser Permanente took over the building in 1988 and redesigned the entire interior. In 2002, the building was gutted again and redesigned for the City of Poughkeepsie School District’s School No. 9. The lease ends this year.

The building comes with 60 approved parking spaces and is a 10-minute walk to the Metro North Commuter Railway Station for easy access to the city.

The neighborhood features restaurants, shopping, and entertainment. The building is four blocks from the Hudson River Waterfront and walking distance from the Walkway Over The Hudson, the world’s largest pedestrian park.

The building is now eligible for the IDA tax abatement for future residential or commercial development. Plans are available for 48 apartments.

Throughout the Hudson Valley, real estate values have been rising. Within the past year, investors and developers have been acquiring properties in Poughkeepsie at an increasing rate.

Development is also heating up. For example, the Poughkeepsie Underwear Factory is a newly renovated 22,000 square foot mixed-use building with two-thirds consisting of apartments and one-third planned as a commercial community hub.

Water Club Luxury Living is a recently completed complex of 136 luxury apartments that has risen on the developing waterfront of Poughkeepsie not far from 160 Union St. In 2018, Vassar Brother’s Hospital, four blocks from 160 Union Street, will complete a $466 million hospital expansion, bringing with it an increased demand for additional housing for the influx of new employees.

A little further north on the banks of the Hudson, construction has started on One Dutchess Avenue, which will bring 300 units of housing, 12,000 square feet of commercial space, and a new waterfront park to the area.
