Morris Adjmi-Designed Condo Front & York in Dumbo Has Private Park, Amenities Aplenty

Designed by Morris Adjmi Architects, the 21-story Front & York building at 85 Jay Street evokes Dumbo’s industrial heritage, echoing materials and shapes from the nearby Manhattan Bridge.
But the architect, along with developers CIM Group and LIVWRK, also conjured a greener, more contemporary vision: The building itself is designed around a 25,000-square-foot private park — designed by Michael Van Valkenburg Associates, who envisioned Brooklyn Bridge Park — and it’s set back 30 feet from the street, allowing for a tree-lined promenade.
That’s but a small sample of the abundance of resort-like amenities at Front & York — which include approximately 150,000 square feet of fitness, leisure and lifestyle perks.
These amenities include a wine room with private wine lockers; chef’s table with fully-equipped kitchen; bar and billiards lounge, coffee lounge with fireplace; co-working lounge; party lounge with fully equipped kitchen; children’s playroom; teen lounge and screening room; game room arcade; music room; and an outdoor cinema with fireplace lounge, pool with cabanas, outdoor grills and BBQ deck.
The homes at Front & York feature 10-foot-high ceilings, chevron-patterned white oak flooring, and oversized divided-light windows.
Kitchens are appointed with Gaggenau appliances, hand-crafted Caldia marble countertops and backsplashes, and custom-designed Italian white oak cabinetry.
Bathrooms feature Waterworks fixtures and Italian vanities, with master baths equipped with radiant heated marble floors, cast-iron Waterworks tubs, and white Bianco Bello marble. All homes will have filtered water and NEST thermostats.
Residents of Front & York will also have access to New York City’s largest Life Time, the premier athletic and wellness club, spanning more than 77,000 square feet, with a full-sized indoor basketball court and lap pool, saunas, steam rooms, hot tubs and locker rooms.
Trainers will offer classes, there will be massage treatment rooms in the LifeSpa, and LifeCafé will serve healthy fare. Even children will be empowered at Life Time Kid’s Academy.

Across the street is the York Street F station, one stop from Manhattan and at the foot of the Manhattan and Brooklyn Bridges. And Dumbo’s many charms — dining, coffee and a soon-to-open public library — are a short walk away.
In all, Front & York will offer 728 homes — 408 of which will be one- to four-bedroom condos, and 320 of which will be market-rate rentals. Still in the construction phase, sales have begun, with one-bedrooms starting at $945,000, two-bedrooms at $1.795 million and three-bedrooms at $2.475 million. Prices for four-bedrooms units available upon request.
The development will also include ground-floor retail and both private and public parking.
