Four outdoor spaces, a luxurious open-plan kitchen, and a full-floor master suite help make 567 Lafayette Avenue in Bed Stuy a truly special property. Though the asking price of $2.95 million was near the high end for Bed Stuy, Gratineau was confident that it was fair based on market data. Brooklyn townhouses, especially move-in-ready properties with attractive outdoor space, have met with increased demand in recent months. In Central Brooklyn, the average price for a one- to three-family house jumped 7 percent in the first quarter of 2021 compared to the same period last year, while the average price per square foot increased by 10 percent, according to Brown Harris Stevens’ most recent Brooklyn residential market report.

Interest for 567 Lafayette was immediate, with a pool of potential buyers to choose from. Gratineau secured a successful offer in just 15 days, and the contract was signed 31 days after the property went on the market. It closed in just over three months.
