After a sleepy first ten months of the year, the rental market in Brooklyn exploded at the end of the year, according to a year-end report from Ideal Properties Group. Only 10 percent of the year’s transactions happened in the first quarter of 2009, compared to more than 15 percent in December alone. Part of that can be attributed to the fact that prices continued to adjust downward over the course of the year: Overall rents in Brownstoner Brooklyn declined just over 6 percent with two-bedrooms, the most ubiquitous format, declining an average of $225/month to $2,380. The percentage of No Fee listings also continued to rise. Brooklyn Heights continued to be the most expensive neighborhood to rent in: One-bedrooms averaged more than $2,500 a month and two-bedrooms topped $3,100.

  1. and what do you mean by nice? the typical snorefest called granite, stainless steel, and bamboo(zle)? sorry, but crap like that aint worth the premium youd pay in rent for it. if i wanna stare at dumb appliances i’ll go take a day trip to home depot.

  2. I am so glad the rental market is coming back to the glory days. Now brownstone owners can stop crying about the water and tax increases and the renters can go back to eating peanutbutter and jelly sandwiches so they can pay extortion prices for rents

  3. i didn’t say that many exist (tho they do but who knows how crappy they are, just look at the ads in the back of the voice, am new york, daily news, etc that have landlords who advertise). im basically saying that 1200-1400 dollars for a one bedroom in bed stuy is just total nutso

    see, that’s what i dont understand. you can find nice one bedrooms in much nicer areas for the same price! nice one bedrooms in bed stuy should be 875-1000. NOT 1400

  5. the rent on a 2 bedroom where i live was raised to 2450 from 2400 in august.. but i wasnt really expecting a reduction or it to stay flat, it’s a bit naive to expect that unless you are in a newly built building or a luxury building that are not fully occupied and they are clamoring for residents. i think the rent is not bad for the area tho.. seems about average according to that chart. i like to think of it like well, im basically paying about 40 bux a day, which is cheaper than most motels.
