Not bad for Ocean Parkway.”

Tons of them are there. Walk around and witness all the Russian signage on the stores.
The Russian enclaves are further south near Gravesend and Brighton Beach.
This is a Sephardic neighborhood.

Correction: “Exterior heating panels” should be “Exterior sheathing panels.”
Oh yes, to the “lack of attention to detail” list, I should add: misaligned cabinet doors, mismatched flooring planks and splotchy wall paint.
I went to an open house here. The largest apartments appear to be 2BR units, so that limits the appeal to families.
I liked the design style, very clean and modern. The quality of workmanship, however, was dismal. One bathroom had a cracked vanity mirror, in another bathroom you could not properly open a cabinet because it bumped into a (mostly) recessed light fixture. Tiles were very poorly applied. Exterior heating panels were already scratched and dinged.
I suspect this place will take major price cuts or go rental.
Guys;
I think that this building is really aimed at Russians. They love this style of condo.
That’s a good point, perhaps this is geared for the swinging singles scene Orthodox style.
This building will do very well. The interior finishes are comparable to the nicest buildings in park slope or manhattan and the price point makes it more affordable than a rental and it actually even works out to be a very decent investment. i do not believe that this building will attract too many shul goers so i dont see this to be a problem.
btw im not the developer or a broker just someone that is proud to see a class a building going up in this part of brooklyn
Not sure if the apts are big enough for the people who would walk to shul in this area. maybe they should knock down some walls and combine the apts.
