The Liberty Condos: Aguayo & Huebener are at it again with the new development projects, this time in the South South Slope, at 207 22nd St between 4th and 5th Avenues. Apparently an opening party was already held for interested buyers–we didn’t make the cut though. The building’s website doesn’t provide much more information than a phone number while the A&H site guarantees that it’s “meticulously crafted” with unusually wide and sun-filled spaces. All units have private outdoor spaces, 10-foot ceilings and gourmet kitchens with granite countertops.
Interestingly enough, this project already has real pictures or a model unit, unlike the Washington Condos. A quick drive-by this weekend revealed that this is a ‘Fedder’s project’. The building is hailed as new construction, but from the looks of it, the builders went for the retro look to blend in with the neighborhood. The brick-faced front belies any modern amenities it may have inside. The top floor also has a weird-looking mansard-roof wannabe perch. Prices start at $599,000 for a 1,200-square-foot, 2-bedroom, 2-bath unit with private terrace to $700,000 for 1,600-square-foot duplexes with a 900-square-foot private garden.

Every Thursday, ltjbukem, whose own blog Set Speed scrutinizes the progress and quality of new developments in the area we know as Brownstone Brooklyn, pens a guest post about goings-on in the condo market with an emphasis on new projects.
i have a house on 18th street with a 11215 zip code so i consider it south slope. however 19th street i believe is 11232 (sunset/greenwood). i may be wrong but greenwood heights is not a real estate name, it has always been the name ofthe nighborhood bordering the cementary on the west side.
Come on. Anyone who has lived in the area for a few years has always called THAT side of the Prospect Expressway Sunset Park. The park may start at 41st Street, but the area starts at 17th. I have a house on 51st Street, and I’ll gag if I ever hear someone say that it’s located in “Bay Ridge North”.
Yeah, because this city is full of brokers who must must must mislead their clients.
Another poster who must must must scream that 22nd street is not South Slope.
This is part of the netherworld of Brooklyn neighborhoods without “official” names. 22nd Street is in Community Board 7, where Park Slope is in CB 6 (15th street is the divide). According to CB 7, the only two neighborhoods in the area are Sunset Park and Windsor Terrace:

Neither feels quite right for that area, though, which I guess is why “Greenwood Heights” has emerged as a moniker in recent years.
linusvanpelt, no offense taken…we’re all friends here.
I am thinking about buying a 2 bedroom condo with Arlene Waye of Awaye Realty as the managing agent. Why such ill repute for this woman? Anyone care to comment?
I hope I didn’t sound like I was haranguing you — I just know you always have a good b.s. detector so you’d want to know about this sort of thing.
Sunset Park doesn’t actually start until at least 37-38th St. In fact, all of the area is REALLY South Brooklyn. RE shysters tack on happy sounding labels to help sell shitty properties in shitty neighborhoods.
