This week’s report focuses on a project located catty-corner to the proposed Atlantic Yards project and at the nexus of three burgeoning neighborhoods–Fort Greene, Boerum Hill and Prospect Heights. Located above the Dunkin Donuts diagonally across from the Atlantic Center, this condo project has the benefit of being well-located for transportation options. Given the convenient location, you’d think that this would have sold out quickly. Not the Case: Only 2 of the the 7 units are in contract according to the Corcoran site. The rest of the places are priced from $379,000 for a 527-square-foot studio to $595,000 for a 1,025-square-foot duplex. The fact that these apartments are listed in the Recent Listings section of Corcoran suggests that their asking prices have been lowered considerably since they were originally offered. Common charges are $178 a month to $459/month for real estate taxes for the largest units to half those for the studio.
A few positives of this project are the central location, good light, nearby access for the religious-minded, quick shopping access and, for some, the availability of duplex units. A few negatives are bad light if the 17 Gehry towers are built at the Yards, noise from 4th Ave/Flatbush/Atlantic traffic and litter from Dunkin Donuts patrons down below. Judging from the pictures on the site, amenities include granite counters and stainless steel appliances as well as wood strip floors. At $495,000 for an 1,149 square foot duplex, these units just might appeal to a single person or young couple who can live in a lively and bustling area and yearns to have a work space separate from their living space. But as of yet, no one has stepped up to the plate.
Atlantic Avenue Condos [Corcoran] GMAP
Every Thursday, ltjbukem, whose own blog Set Speed scrutinizes the progress and quality of new developments in the area we know as Brownstone Brooklyn, pens a guest post about goings-on in the condo market with an emphasis on new projects.
I believe the plot you refer was the 1997 plot to explode 5 bombs @ the Atlantic Avenue Station- the bombs were not “small” and the plot was only thwarted at the last minute (few hours b/4) by a very brave Egyptian roomate who lived with the bombers and (bombs) in an apartment @ 4th Ave a bit soth of President Street.
I do not know that this was ever linked to the Farouq Mosque
How is a call for evening prayer any worse than chiming church bells? Those things can get loud, too, if you’re living next to them, and good-bye to sleeping late on a Sunday morning!
And I wouldn’t say AY has nothing to do with the fact that these haven’t sold, although all the other reasons cited are valid as well. Even if someone were considering a purchase here, the prospect of living across the street from a 16 year construction site would put most people off.
If I remember correctly, I belive the small bomb was actually a bomb plot that was foiled when one of the younger men in the group got cold feet and called the police, and no bomb went off. The mosque in question was, indeed, investigated for certain ties to terrorist groups, so the post above was not bigoted, just repeating a known fact that was widely reported by the media.
Daisy, I think there are compensating factors to live there – excellent transportation, BAM, shopping, walking distance to good restaurants and perhaps a sports arena eventually.
(haven’t you heard the W’burg savings bank bldg is being converted to residential across the intersection?)
Its just a nothing unattractive bldg. with 19th century construction and no real amenities on a currently unattractive block.
I don’t think the prospect of AtYards has hurt sales anywhere in area – and perhaps have helped them. And since this is to the west of AtYards blocking sunlight etc is very minor. If you’re just to the north perhaps would be – such as FtGreene near Atlantic Ave.
David’s not a bigot… If I remember correctly, there have been investigations/survellience of either the mosque he mentioned (or maybe one just down the street) since the early 90s. There was the connection to Sheik Omar Ahmed Abdul Rahman, but I also think there was a very small bomb that exploded on the subway in 1991 or 1992, and somehow that was connected as well. I can’t remember any of the details unfortunately.
Which btw adds another negative feature to these condo’s – 1 non-descript windowless van with a large antenna constantly taking up valuable parking out front.
Actually what I was presuming is that the Mosque no longer supports terrorism – since it was formerly a recruiting spot for convicted terrorist Sheik Omar Ahmed Abdul Rahman,
a source of funding for convicted terror financier Al-Moayad, has been linked to Mohammed Atta and the Cole Bombing along with a few other cases.
Try Google – “Farouq Mosque” Brooklyn
-Ill ignore your bigot reference
David is not a bigot .. there were stories in the NYT and local paper about terrorist-related arrests made at that mosque. Seperate issue is that it seems like almost everyone arrested for this stuff later turns out to be found not guilty…
David-
What is the (presumed) terrorist connection with that mosque or are you just a total bigot?
