The listings we found this week for Sunset Park present an interesting contrast to the Kensington rentals highlighted last week: In a nutshell, it looks like Sunset Park is a much better value than Kensington right now. Here are the Craigslist pickings, clockwise from upper left:
1. 1-bed, 700-sf, near park, $1350; 40th St. at 6th Ave.
2. Gut-reno 1-bed, 1 block to train, $1100; 58th St. at 4th Ave.
3. Jr. 1-bed, EIK, parquet flrs, $1100; 54th St. betw. 3rd/4th aves.
4. 2-bed railroad, sep. kitchen, $1300; 45th St. at 3rd ave.
5. Studio, elevator bldg, terrace, $1075; 57th St. at 3rd ave.

  1. i live in a area called gravesend. but thats not the point. i been to every area of nyc for a living. i lived in brooklyn over 20 years. move about hell i even lived in sunset park few times.

    i experience more muggings and beatings than anyone would experience in a life time.

  2. sorry to tell you that you live in greenwood heights. different animal. price range is different for that area than sunset park.

    it used to be part of sunset park but since it started to gentrified, it got a different.

  3. Armchair – actually I live between 3rd and 4th in 20’s. I know the area very well thanks.

    Never felt unsafe, in danger, or concerned to be in the area. Where do you live that you know so much about it?

  4. 12:07pm i guess you don’t anything about sunset park. go and look around below 4-5 ave. not that safe. people who live in sunset park don’t really venture out there unless they live in the area.

  5. Newsflash 12:07 – Many people in this area are likely working “off the books”, so the NYT average income is probably not 100% accurate. Plus if you are making that much, and have a kid or two, you are probably receiveing a plethera of Government assistance and paying virtually no taxes.

    So yes, it is affordable for many, no not everyone, but where in this country is it affordable for Everyone?

  6. It really doesn’t sound so affordable to me in a community where (as per the NY Times) the average income is $31K and the average household size is 3.23 persons. I once paid about $1000 per month when I was making around $30K and it was hard. It took more than one biweekly check to cover housing and I have zero dependents.

    Hope there are cheaper apartments out there for the families living in the neighborhood.
