This two-and-a-half bedroom rental listing at 43 Putnam Avenue definitely looks attractive in terms of size. The Clinton Hill duplex, which is currently posted in the Brownstoner Marketplace, covers the parlor and garden level of a brownstone and totals to about 1,700 square feet. There’s also a nice-sized backyard that could use some sprucing up but certainly has potential. As far as we can tell, the apartment looks well-lit and attractive. It’s located on Putnam Avenue between Downing and Irving. There’s some exciting commercial growth happening in that area now, but do you think the whole package will command a rent of $2,500 a month? Seems realistic to us.

It’s a good deal. In about six months, we’d take it in a heartbeat, as long as we could stay a while.

Seems like a low rent to me for two floors of a brownstone. BHO’s point about it being on Putnam as opposed a side street might have some effect on price but this is lower in cost than what the duplexes were renting for around here several years ago. So yes, I would imagine that they wouldn’t have too hard getting that price.
In re commercial developments around here pretzel–in addition to the businesses Emily cites there is also the Michael Allen bakery around the corner (opened less than 2 yrs ago), the Brooklyn Victory Garden (gourmet food store), the new Hill Cafe opening in the Kush spot etc etc. There has been a huge influx of new retail to this corner of Clinton Hill last year or two.
Definitely, they’ll get it. Three hipsters paying $833 each a month to live in an adequate apartment with running water, a fridge, a stove and a backyard? Paradise.
Considering that the house’s exterior dimensions are 20 x 42, actual square footage of the unit is somewhat less than 1700. But the backyard definitely has possibilities. Assuming it’s well laid out and in good shape, may get it. Kitchen is on garden level and looks big, though with linoleum floors, OK appliances, and no DW. Bathroom totally standard, but not offensive (photos are on ad).
