Rental of the Day: 401 Hicks Street
This rental comes from the Arches at Cobble Hill, in the old St. Peters Church and Academy turned condo building at 401 Hicks. You won’t fine much original detail in this two-bedroom pad, but we do love the windows. Otherwise, it seems like a typical layout with a little over 1,000 square feet of space….

We like the idea of living in a building with some history, but do you think it’s worth the $3,800 monthly rent?

It’s lovely, but $3800 for it is absurd. Like the above commenters said, around $3k maybe.
I like the layout and the number of windows. I really like it overall. (A bit far from the subway, though.) I’d offer $3K to $3,100. I wouldn’t be heartbroken to be turned down, since I’d rather have some combo of closer to the subway/in-building or in-unit laundry/outdoor space than a 2nd br or bath.
I like the way this complex turned out.
The old church and school would have never been saved had it not been for the historic district protection.
Looks like you can buy it for $810K.
I went and saw this the other day as I am moving to Brooklyn. Being on Hicks Street, this apartment is also directly over the highway. I don’t see how you could ever open those beautiful windows due to noise and dirt. There is a window, however, in the master that faces the courtyard, so you could open that 1 window if you need fresh air.
Pretty apartment, but it seemed a bit overpriced to me. Also parking in that area seemed worse than PS. The apt is s also listed for sale at $810K. The owners are apparently moving to California, and paid $775K in 2007 or so according to Streeteasy.
To me the rental market there seems very hot – nicer units that are not absurdly overpriced seem to go super fast.
Real Deal was also the source of the story on a 38% spike in “estate-fight” lis pendens. Can’t families just get along?
Back to rentals, yeah, Ratner’s rental on Dekalb/Flatbush (my favorite BTW) is anecdotal like a mofo. They’re all over the NY Times RE rental listings. 4 1/2 grand/mo for 2BR/2BA. ROTFLMMFAO! Some as old as 300 days with reductions.
Still cheaper than buying at prevailing prices though.
***Bid half off peak comps***
sweet pad. i’d offer 3k. and get turned down.
You never know! if it’s still empty on October 2nd, they might take a lower offer.
The Real Deal says rental inventory has started going up again, and landlords will start offering incentives.
