This four-bedroom triplex rental at 162 Dean Street is looking pretty good to us! We love the three wood burning fireplaces, the windows, and the addition of the deck and garden. Renting it will set you back $10,000 a month, which isn’t cheap (it’s more than $3,000 per floor) but it also isn’t the most expensive we’ve seen for a brownstone rental around this size. Do you think it could get close to ask? It’s been hanging out on the market for more than 70 days.

Yeah, NYGuy7, BHO is always mixing up Detroit and NYC, poor thing.
What I find funny is the prediction that real estate everywhere in NYC is going to plunge over 30%.
mopar…a second 3/4 bath, the facade work, a deck and the yard landscaping.
We bought our house thinking it would be cheaper than renting, but alas that has not turned out to be the case. We’ve spent more than we planned on renovations, and it turns out an unexpected issue with the pocket doors in the rental will mean $200 less rent a month.
Nonetheless, we’re spending the same for twice as much space plus a garden.
Plus I’ve always dreamed of owning a place like this, and decorating it. I’m thrilled to own a Victorian.
I’m also happy not to be running into pigeons, mice, and roaches every minute.
I don’t imagine it’s going to appreciate significantly in the next ten years, but that’s OK.

Dave, what renovations and upgrades did you put into your place — beside the obvious en suite bath, of course?
LindaB, why can’t you refinance with a fixed mortgage? Rates are at 4.5.
I think I really like this house but the pictures are so tiny hard to tell.
Never took Econ anything (he says not bragging). Anthropology major, now a film-maker and photographer. So never figured I would have too much money to invest. I get the concept of opportunity costs I guess but still, I am personally not going to spend too much time mapping out theoretical paths for my money to travel. The house made a lot of sense to me in 2008 and it still feels right now. Talk to me when I try to sell I guess. But really the month to month reality is good and that is where I am at right now.
I agree about this floor plan being near ideal. Would love to take over a third floor on my place some day to try to do this kind of layout.
Back to this house. I think it’s one of the best laid out floorplans I’ve seen in quite some time.
