They could get 2200 if it was a 2BR in Windsor Terrace. For a 1.5BR in Brighton Beach it’s too much.
I think it’s at the high side of the range because it’s a one bedroom (1/2 bedroom?) one bath with no special amenities.
Comparison point is a Windsor Terrace 2BR/2BA apt I own (shameless plug – it’s currently available) w/ dishwasher, washer/dryer and very large outdoor deck/garden, at $2400.
Fit and finish of the Rental of the Day looks reasonably good, so perhaps there’s something about this place that escapes the photos? Sherman is a good location, very near park.
I have also been told (by a broker) that a lot of Windsor Terrace rental inventory is very slow moving right now. Speculation is that it has to do with the construction on the F-train, and all the spiraling rumors that has generated. We’ll see if that changes with service now restored.
