We’ve featured another rental at the loft building at 275 Park Ave in the past; this one is less raw and more expensive. The top-floor unit looks spacious enough, but it’s unclear from the pictures how the bedroom is configured into the apartment. While you’d get a doorman and roof deck, the convenience-factor at this location isn’t the best. Think it’ll find a renter quickly at $2,450/month?

Wow, I don’t get this at all! $2450 for a studio in that location? Why would anyone pay that? I was in an apartment in this building once and although the place was pretty nice inside, the location is awful, and it’s not just the distance to the subway, it’s the actual location. Crossing under that BQE overpass is awful and it feels very creepy after dark. I’ve been looking at tons of rentals lately and I don’t think this place will fetch more than $2000 tops.
Forget the transportation factor… it is what it is, some people find it problematic while others don’t. You can’t really fudge distances to busses and subways they’re absolute.
What you can fudge are the “amenities” offered by the building. As a resident (for now), I can tell you first hand (and as objectively as possible) that the rent is simply no longer fitting for what’s offered here, if it ever was.
There is no door man service, per se. There is, as the management puts it, “security officers”. And that’s only 5 days a a week. The laundry room is always a mess, the roof deck constantly closed for phantom repairs and the unpainted spackling patches in the hallways are beginning to look like a new polka-dot paint job rather than a work in progress.
Management is piss poor at best. If this building was anything like it was 5-6 years ago, the cost of the space might be worth it, but certainly not any longer.

LOL. all of those are at LEAST a 20 minute walk, and the bus blows. that said, this is a good place if you drive.
