We’re really fond of this six-bedroom Bed Stuy rental at 470 MacDonough, one of our favorite blocks in the neighborhood. The two floors of the townhouse up for rent are filled with lovely little details and everything looks well kept. It’s been up for rent since December, with a $1,000 price reduction in January. (Asking rent now is $5,000/month.) Interestingly, the listing says the apartment is “available for film, movie, TV, and photo shoots or short term furnished rental.” We’re not sure how short-term the rental could be, and we’re not in the loop on the going rents for movie or TV shoot locations. What do you think of this one?

Perhaps the listing should have read 6 ROOMS and not 6 bedrooms. I think they’d have to be including closets to come up with that. If the rent for 2 floors in that neighborhood would really be about $3000/month, then an additional $2000/month for the kind of furniture shown would be absurd since I think you could pick up ALL of that furniture for just a couple of months’ of the additional premium.
Oh, wait, sorry, just read the listing. Perfectly reasonable. This is not for rent to live in. Just for a visit, film, etc. They may well be advertising it elsewhere as well.
It’s a lovely property in a lovely space, but the price they are asking is more suitable to Brooklyn Heights. Makes me think there is something not quite right with the landlords, and I wouldn’t want to get involved.
They aren’t looking to rent it out for real. Short-term furnished only, or photo shoots. If they want shoots, they should register with the people who do that, not advertise it for rent (a day or two’s shoot pays multiple times more than what they are asking in a month’s rent.)
If they want short-term furnished rentals, ditto, there are sites for advertising these – you don’t go to Corcoran for them.
My guess, since this is a sort-of half-assed way to do either of these things, is that they really live in the house still (that’s why it says 1-2 floors – the area being rented out isn’t even specific)and want to make some money, but aren’t really serious about renting it out for either purpose, hence the non-specific details and high rent (for short-term furnished by owner apartments; a furnished apartment in a larger building, professionally managed, with all the bells and whistles, like multiple flat-screen TVs, W/D, central AC, and fitness room can get this rent or more, depending on the number of rooms and bedrooms, which here isn’t even specifically stated.)
The rent is a tad ambitious, to say the least, but the ability to rent out one’s place for film and photo shoots is not that ridiculous. I know several people who do this, and they get bookings. I know people who’s apartments were on Law and Order, Third Watch, and other tv shows shot in NY. These were not people with mansions, either, just normal homes, some in Bed Stuy and Crown Heights. They also got fashion photoshoots. There are several agencies one can register with, and scouts can look at the rentable parts of the house on line before coming out to see in person. These days, every revenue source helps.

Sales comps for the whole house probably max out at 750K and that’s generous. Prevailing GRM is still about 16. 1/(16x)/2 = 2 grand/mo.

I hope they get what they are asking for, but it does seem a little high for the area and space. Very nice block.
