Me and my family used to live in the next building at 170 on the top floor when I was born, a year before we moved to Brownsville.
The building is well kept – nice super but it feels more like a rental building. The lobby, laundry room, and elevators could use an upgrade but with less than 50% owner occupied, probably not happening anytime soon. The block is not the prettiest in PLG, especially towards Rogers. Unless it comes with a garage space, a bit over-priced in my opinion, considering sponsor unit 1 brs rent for around $1150.
Floorthrough 2BRs in townhouses near this, when available, go for $1700-2000. I don’t know that this would command a premium (tho the second bathroom is a plus.)

have no clue on the rental market of this hood but it does feel high relative to the Sales prices of comparable coop units
Maybe even $475 too much. Especially if they have a limit to the length of a subletter.
