This Crown Heights duplex at 1062A Sterling Place, between Brower Brooklyn Ave. and Kingston, has a separate dining and living area, and all the rooms look sizable. (It’s also nice that the broker didn’t skimp on pictures!) The rental isn’t dripping with the historical touches that grace some other Crown Heights apartments, but overall it looks like a solid pad. Three bedrooms, 1,400 square feet of space, and asking $2,750. Thoughts?

Again lovely lovely and spacious apartment. Definitely higher than the going rate for a 3BR (anywhere from 1600-2200 on the high end).
I am not sure who would be renting these apartments at this price? Are they newcomers and dont know the market? If I was looking at places within Crown Heights I dont think I would be tempted by the loveliness especially if I would be paying many more hundred dollars for it. I am sure it will get rented but still makes me wonder.

Mr B had, on mkt place, a Dean st Duplex (think btwn Nostrand & NY) for $2900 and that got rented super quick. That was renovated and garden access. However, these duplexes here are usually bigger and better laid out than the bottom 2 flrs of a typical brownstone. I used to think 2750 would be too much but am seeing some strong rents (from 1 bdrm to duplex) recently that indicate this might be get bites. But do agree this is higher than most listings in the hood but most listings aint as nice though
Ok, some facts. The house is between Brooklyn Avenue and Kingston Ave. This is one of the Kinko houses, double duplexes built between 1907 and 1912. The upper duplex shown here is entered by a separate, private doorway to the top 2 floors. These apartments were built as self contained units, and were always duplex apartments. Because of that, the spaces are as they should be – a real kitchen, full dining room, living room, and sometimes powder room on the first level, and bedrooms and bath above. There would also be a full stairwell up to the roof, which originally had a roof garden.
The apt looks great. These houses originally had an Arts& Crafts or Colonial Revival style interior, and not a lot of detail to begin with, just great floors, a fireplace or two, more for decoration than function, a built-in bookcase or china closet. I love these, as they are not parlors cut up to make kitchens, or bathrooms carved out of dressing rooms. The spaces are generous and very homey. Rents a tad high by a few hundred dollars, but the space is great.
Dripping with historical detail? No….but nice woodwork, fireplace and floors.
