This one-bedroom apartment is in Park Slope’s Vermeil condo, and the listing says it’s the last available unit. The duplex is on the rental market for $2,800. The listing for this similar unit makes us think this one was probably priced around $750,000. How do you think it’ll fare as a rental?

  1. I actually looked at this apartment way back in 2008 when it was listed for something like $999,000. The space is awful. The basement has no windows or separate entrance, is dark and dank, and actually ha MOLD growing in it when the broker showed it to us. It’s right on 7th Ave with windows at street level with no setback or anything, so no privacy. At the time, the broker was very rude and didn’t seem to care that she was taking a very heavily pregnant woman into a basement filled with mold. I’m not surprised it never sold.

  2. The owners bought the unit for 600K last summer; it was last listed at 750K. I think $2,800 is kind of ridiculous for a first floor unit on the street with cellar. Maybe there is a goth/vampire-loving punk drummer with a trust fund? Perfect pad for that guy.

  3. It probably is 1,900 square feet including the basement rec area, but $2,800 really only does make sense for a live/work situation where that basement space could be put to good use. Not only is this a ground floor space, but I believe it’s right on the corner of Seventh Avenue and Sterling, which means no privacy unless you keep shades closed all the time (in which case you’ll get little natural light).

  4. yeah, pix don’t track with the floor plan. I gather that the “duplex” part of this apartment is the windowless basement space. I wonder if a live-work s&m dungeon would be permitted?

  5. Nice apartment, but it really does not look like 1900 square feet. That would be huge for a one bedroom, and 2800 would be a steal for that kind of space. They could take 1900 square feet and make a spacious 3 bedroom and charge $4000 for it.
