This two-bedroom pad at 195 Willoughby Avenue gets big points for size: It’s got 1,250 square feet overall and that living room’s made for entertaining. We do wish they could have included a photo of what they claim is a “big modern kitchen,” but given that there are two bathrooms and a private terrace, we suspect it’s still worth taking a look, especially when you consider the price of $3,000 for that much space.

so what would cost to buy a 2 bedroom with open-view and terrace (not of bldg across from it)?
if its here, i am guessing the sublet is allowed by the board. They allow it on certain occasions

I bet it’s gone up to $3K because of 80 Dekalb around the corner. Compared to that, $3K is still a good deal.
I would think $2500-2600 is closer to what it should be… but if we were looking, I’d be curious to see this.

Actually – just noticed in streeteasy this unit rented last year for 2,200 – so 3k does seem a bit ambitious.
I wouldn’t pay that much to rent there. Wouldn’t that be a mortgage a few blocks away?
Hah! I lived there for a few months in maybe 1972? High floor with terrace, nice view of the WTC going up. Gracious size rooms, the way middle class housing used to be,
