Want to rent a townhouse and not pay out the wazoo? We really like the looks of this four-bedroom, two-story rental in Prospect Lefferts Gardens, at 169 Sterling Street. It appears to be in good shape both inside and out, there’s lots of square footage, and a nice little backyard to round things out. You’re also close to trains and two blocks from the park. The best part? The rent, which will run you $3,600 a month. Do you like it too?

  1. Thanks for some enlightenment, Traditionalmod! I thought that was the house that had been on the PLG house tour. . . but wasn’t sure. But,heck yeah. From what I remember, that’s a very nice house, with a very nice backyard. And, by all means, I agree with Bob M, that even though not on a LM block, it’s still a very nice, family-friendly block in PLG. So, in terms of what is “very nice,” this could be a very nice rental deal for some.

  2. it is an aggressive price. you are paying for a renovation that is not normally available in a rental. its really meticulous. the location is pretty darn good. the transportation is great. the q train at prospect park is 4 stops to canal. it is a very quiet block. mostly owner occupants. the summertime does not bring chaos to the streets. there are relatively few large buildings close by so the population density is low. lots of driveways on that block allow for decent street parking. people who are unfamiliar with that area tend to make uninformed generalizations. for those …i say…you might be very surprised at the sophistication and warmth in the neighborhood. i say 3200 to the right folks will work.

  3. We used to live in prime Park Slope and it was way more noisy in Summer there, with busy sidewalk noise all hours, people always walking by laughing and talking loudly. And ugh, the trucks in Park Slope. Sadly, a successful, busy commercial district means a gazillion loud and polluting trucks coming and going constantly. There’s different kind of noise in different neighborhoods but noise is noise and which kind bothers you is maybe what says something about whatever “culturally-biased nonsense” you might have.

  4. actually i take that last part back as i dont consider this neighborhood shitty at all.. im just saying why people maybe have moved out.. i lived in areas that were totally fine during the winter, but in the summer were absolutely HORRIBLE!. i cant imagine this neighborhood being truly horrible tho… just a possible explanation!

oh please, bite me with that comment. it’s a known fact that crime increases when the weather gets warm and in shitty neighborhoods like this one it’s even worse!

  6. I don’t know where people are finding the rental history of this house but it’s inaccurate. This house was renovated and lived in by its owners. It was on the PLG house tour a few years ago if anyone remembers seeing it. Then they moved away but wanted to hang onto the house so they rented it out a year ago to a family with young kids. If there are any gaps or lengths of time in finding renters for the house I’m sure it’s because the owners are being picky. The house is a seriously nice renovation, not some flipper job. It’s a fantastic house. I’d take months myself to find the right people to rent to. Though yeah, it’s not the best block in PLG. The manor blocks are nicer. Something interesting – the back of this house looks at the back of a warehouse on Empire Blvd. Which sounds awful when you hear that but when I saw it on the house tour I loved it. Totally private. You don’t get that experience of feeling on display for the neighbors. It’s a lovely backyard and it’s less odd than you’d think to look at the back of another building. It reminded me of an apt I had after college where my windows were a few feet away from a brick wall. I still got plenty light and it felt private and quiet.

  7. Wow. Ishtar you couldn’t be more wrong. It’s actually a terrible place in terms of typical “amenities” and a fantastic place to live otherwise. Though, if your idea of amenities includes a gigantic Western Beef supermarket, then you’re golden! Plus the Botanic Garden is practically at your doorstep. Is that considered an amenity? Just don’t go looking for a tapas and wine bar…

Rob, I wonder if you’ve even walked down these quiet, charming, family-friendly blocks…ever. I can only speculate what you mean by “problems” in the warm weather.

That said, $3,600 is too high in my book. At $3,000 or under it stands a chance of finding a renter who is not put off by ignorant alarmist culturally-biased nonsense.
